If you sell manufactured homes for a living, this book is for you.
It doesn't matter whether you're a one-person operation taking orders out of your truck, a single-lot retailer fighting walk-ins, an installer running setup crews, a developer building spec homes on owned land, or a regional operator with multiple sites. The Five Stages of Dealer Scale
Every dealer fits into one of these stages. Most are stuck in one, and don't know there are four more above it.
Stage 1: The Reseller / Affiliate Dealer. You don't carry inventory. You take orders, refer buyers, or sell on consignment. Lowest capital. Best entry point.
Stage 2: The Lot Operator. You own inventory and have a physical lot. Most "traditional" dealers are here, and most of them are stuck here.
Stage 3: The Vertical Installer. You sell the home plus the install. Setup, foundation, septic, well, permits, decks, skirting. Margin shifts from the home itself to the services around it.
Stage 4: The Spec Builder / Land+Home Dealer. You buy land or partner with landowners. You place homes, convert them to real property, and sell the package. Buyers get conventional, FHA, VA, or USDA mortgages.
Stage 5: The Multi-Site Developer. You run multiple lots, multiple sites, or a regional dealership group. You hire managers. You build the back-office at scale.
If you don't know which stage you're in, read the opening paragraph of each stage chapter and pick the one that feels closest to your day-to-day. If two feel close, pick the one slightly above you and read it as a target.

How This Book Is Organized
This book has three sections.
Section 1 (Chapters 1 through 3): The setup. This chapter, then a fast read on where the 2026 dealer opportunity sits, then the marketing infrastructure that decides who wins.
Section 2 (Chapters 4 through 8): The stage chapters. This is the heart of the book. One chapter per stage. Each one applies the same six-phase build checklist (covered in Chapter 3) to your stage, with stage-specific decisions and examples.
Section 3 (Chapter 9): Join the movement. The closing chapter. Why this work matters and what's at stake.
There is also a Reference section at the back covering revenue models, licensing, manufacturer partnerships, and buyer financing. Short, disclaimer-heavy, points you toward licensed professionals for anything legal or financial.
The Two Paths Through This Book
Every dealer who reads this book has two real options for building the marketing and AI infrastructure described in Chapter 3.

What This Book Won't Do
I want to be straight with you so you don't waste your money or your time.
This book will not teach you how to get licensed in your state. There are 50 different regulatory regimes for manufactured home dealers in the US, and they change. Reference B covers the framework.
